Closed a Murrieta Short sale CitiMortgage/Chase HAFA Short Sale homeowner received $10,000 in relocation assistance
I recently listed a home in located in The Murrieta Heights a gated community of Murrieta. My first challenge was to clear the 2nd lien with Chase which was in their Recovery Department. This department goes by their own guidelines/rules and asks for a ridiculous amounts of money to release the lien. In my dealings with Chase Recovery and reaching the right person took persistence and many calls. I finally had to escalate the matter and was able to clear the 2nd lien with no pay out.
Meanwhile, I filed the short sale with the 1st lien CitiMortgage but had not heard back after 10 days. I reached out to customer service and was told that my processor dropped the ball and they would assign a new person. My assigned processor was called a “Homeowner Support Specialist”. He started the paper pushing process and I was then contacted by a negotiator who countered our buyer’s offer at $490K using an interior broker price opinion that had been completed previously. I challenged the banks price with my own comparable market analyses and negotiated to $470K.
While this was going on, our buyer unfortunately walked away. I marketed the home with the new price and received an offer one week later for the new price of $470K. The bank was taking longer than usual to accept new offer but it was all because they changed negotiators on me due to the short sale moving from a traditional to a HAFA (Home Affordable Foreclosure Alternatives). Consistent follow-up is key to any short sale. The new negotiator completed their tasks quickly and we closed the short sale August 2015.
